Chicago’s West Loop: Rebuilding of a Vintage Cornice and Wall Restoration

PROBLEM

Due to years of weathering, the metal cornice and brick veneer was in need of restoration on this historic 7-story timber and concrete building located in the meat-packing district of Chicago. Severe rotting was present in the interior supports of the cornice. The exterior metal cornice was in disrepair, and the brick façade was in poor condition and needed significant brick replacement. We were hired to plan, design, and implement the restoration of the cornice and facade components.

SOLUTION

  • Perform inspections by using an aerial lift, sound the masonry, and quantify the spalls for replacement.

  •  Replicate and replace the historic cornice and parapet wall to its original design, including a detailed redesign of the metal cornice and replacement of the rotting wooden supports with steel. Restore the original design, survey the existing salvageable areas, and use photographs and video to understand sections of the facades. 

  • Review previous repair documents and perform a condition survey on all elevations.

  • Create a phased facade repair program sensitive to the Owner’s financial requirements.

  • Develop historically accurate construction drawings for each phase of the facade repair program to be used for permitting and construction.

VALUE

Consisting of three different structures connected by a common corridor, the buildings were converted to residential living on the upper floors and retail at ground level. The northernmost six-story section is of timber post and beam construction with load-bearing exterior walls while the adjacent structure to the south is a concrete-framed former warehouse. Exterior construction is clad in brick, decorative terra cotta, and has a detailed metal cornice. 

The building’s historical integrity was preserved using the original design intent, while strengthening the structure using current materials and methods.
