Joliet southwest of Chicago: Roof Replacement on a Recreational Building

PROBLEM

Constructed in the early 1960’s, this recreational building complex houses several indoor tennis courts, retail spaces, a full-size ice arena, and a studio ice arena. Located 30 miles southwest of Chicago. Since opening the complex, the facility has had water infiltration issues related to the roof. Several repair attempts have been installed over time to address the roof leaks with little success. As a prior repair solution to roofing issues, localized areas were poorly installed with a standing seam metal roof. This “solution” however created complex waterproofing conditions that were not addressed at the time of repair, which accelerated interior building damages.

SOLUTION

  • Review previous repair documentation and perform an extensive condition survey on all roof decks.

  • Perform localized water testing and inspection openings at known problematic roof leak locations throughout the facility.

  • Design new roofing assembly, which is integrated with the standing seam metal roof.

  • Remove existing failed EPDM roofing and coal tar pitch flat roofing areas and replace with a new roofing system incorporating new vapor barriers, improved insulating values and performance.

  • Install new prefinished sheet metal components and new access stairs.

VALUE

Detailed documentation of findings and corrective actions were provided to prevent further water infiltration. New roofing has increased the thermal performance of the facility and has reduced maintenance costs.
